“Iolair” is a private property in Coldstream in the borders, constructed in the early eighteen century out of traditional local materials.
The present owners required a “make over” for their existing property which has a magnificent rear garden area.
Their main design brief was to create an extension which allowed the rear garden to come into the house to enable them to enjoy their kitchen which overlooks the garden whilst at the same time providing a formal dining area to cater for up to 12 people linked to the kitchen.
The kitchen was originally subdivided into three small rooms together with a cloakroom, these have all been removed and the area formed into one extremely large kitchen/breakfast room with open aspects onto the garden.
The adjacent dining room was created from what was a rear open yard area by simply constructing a pitched roof over the area and providing full height glazing to all three sides overlooking the garden.
The additional enlarged paved area in natural stone flags compliments the overall feel of welcoming the garden into the house
